There were Kitsilano condo units listed this week with a lot of similarities – let’s compare the listings. Both units are two bedroom condos in new developments in Kitsilano – one in the Pulse (2010) and the other in KitsWest (2014) meaning they’ll have similar finishings and modern floor plans, they have a similar amount of square footage and large patios. There’s also a $80,000 difference in price… why? Let’s see.

LiveKitsilano Remarks: KitsWest is a brand new building in Kitsilano, literally finished earlier this year. The location is good – you’re only a few blocks to the beach, and within walking distance are fun restaurants, bus stops to take you to UBC, and West 4th Ave shopping is just up the hill. Rentals and pets are allowed without restriction, making this good for any investors. Given that this is a new building, there haven’t been many resales, this being one of the first ones, and it gives the new owners a chance to buy a unit that hasn’t been lived in. Of course, the Seller will mark up the price of the condo to make some money on a quick sale of the new property. The large south east facing patio sets this unit apart from others in the building as only the top floor units have this space. The building doesn’t have any amenities other than parking and storage, which will keep the strata fees down over the years. There is no floor plan available, so it’s hard to determine just how the 2 bedrooms and 2 bathrooms are laid out over the 800 sqft. With a small square footage, the layout will make a big difference in the livability of the space.

LiveKitsilano Remarks: The Pulse is a great building, in a good area of Kitsilano. There is a grocery store and gym nearby, along with a few restaurants and bars, and West 4th only 5 blocks away. The B-Line bus stop is not far away making it an easy trip to UBC. The units in The Pulse came with nice finishings (including hardwood flooring) and good floor plans. This unit only comes with 1 parking space and it does not have a storage locker – these two items will definitely affect the price as compared to the other listing. The south facing patio is large and would be nice to use in the summer time, though you’re only on a second floor and may get some noise from the lane. The building allows one pet and rentals are restricted to a certain number in the building.

Conclusion

An $80,000 difference in price is significant for most buyers, so the decision between these two units could very well be the price, though both units have their pros and cons. The major difference in price? KitsWest is a brand new building, the unit is on a higher floor, and has an extra parking spot and a storage locker.
