While browsing through new 2 bedroom listings in Kitsilano, I found these two similar units, with some interesting similarities and differences. On paper, the units are quite similar: both have about 1600sqft, 2 beds, 2.5 baths and are around $1.15million in price – with some key differences: location, and style – one is a townhouse and one is a half duplex.
Some of the differences between townhouses and half duplexes include:
- Duplexes share a wall/roof with only one other unit, typically on a standard lot size. Townhouses can either be one of many units in a row house style complex, or a townhouse can be one of three, or more, units in one structure (i.e. a triplex, fourplex, etc).
- Duplexes are typically larger than townhouses
- Townhouses may have to pay monthly strata fees (especially in a larger complex) while duplexes generally avoid those fees and pay the bills when needed
- Duplexes often have more outdoor space in the form of back or front yards
Both townhouses and half duplexes are quite common in Kitsilano, so you’ll be able to find older units (there are some great townhouses and duplexes in Kits Point) and newer units.

Kitsilano Half Duplex: 3211 West 6th Ave

This Kits Half Duplex is a great space – 3 levels with the living space on the main, master bedroom suite on the second level and extra bedroom and bath on the top level, with access to a great balcony. The bedrooms are both large, and the second bedroom has vaulted ceilings and skylights giving it extra space and light. The main level also has great high ceilings and extra windows, bringing in a lot of light. Much of the unit has been renovated (in 2010), including the kitchen and main floor.
This unit has two nice benefits typical of half duplexes, which include a 1 car garage (extra bonus that it’s attached) and a nice backyard with patio and grassy area off the living room. There is an extra parking space in the driveway (that is shared with the other unit).
This duplex is in a great location in Kits – between Macdonald and Alma, between West 4th Ave and West Broadway. You’re not too far from any amenities, yet located on a quiet street.
The duplex is self managed, and doesn’t ask for monthly strata fees. This means that any work that needs to be done would be a special assessment to each owner, work that would need to be agreed upon.

Kitsilano Townhouse: 1866 West 15th Ave

This townhouse unit is one of three units in the complex, built in 1982. This unit has a reverse floor plan – the entry level has the bedroom, den and large patio, the main level has the kitchen, dining and balcony, with the top level having the master bedroom and living area (and another patio). The benefits of this reverse floor plan are home has mountain views from the main living spaces.
The unit has higher ceilings and skylights on the top floor, and the unit has been updated over the years. The unit has a lot of great outdoor space to enjoy, including open balcony’s and a covered patio.
This townhouse is located on the outer edges of the east side of Kitsilano – at Burrard St and West 15th Ave. The area is quiet, but sits between South Granville and the shops along Arbutus.
