Kitsilano Real Estate Market Update – April 2017 | Town Homes & Duplex

This month has been very consistent in the Vancouver West and Kitsilano Duplex and Townhome market as it has been since the end of last year.  We are still battling lower than typical inventory numbers now sitting at 13 listings vs 19 last year and 40 listings the year before that.

Here’s a quick breakdown of some important numbers…. I’m a bit of a numbers guy so these help me understand the big picture!

The Stats:

  • Average sales price for a 3-bed townhouse in Kitsilano: $1,583,500.
  • Average sales price per SQFT (townhome / duplex): $1,025 (april 2017)   vs $958 (April 2016)
  • Average Days on Market: 10
  • Sales vs Active listings (absorption rate): 61%  or 15 listed 8 sold this month.

I’ve been getting this question a lot lately so I wanted to bring some numbers into the mix. Clients and buyers I meet at open houses constantly ask how Kits compares price wise to other areas in Vancouver, Primarily Cambie/Douglas Park and Main St/ Mout Pleasant.
