Kitsilano Real Estate Market Update – April 2017 – Condos
We’ve seen an interesting April in Kitsilano for condos. – The MLS HPI Sale Price average was at a 3 year high of $553,700. Of course, other statistics followed suit with the price per foot hitting an average of $891/ft! A lot of this is driven by simple supply and demand. We have been seeing historically low inventory numbers with March having 36 listings and 25 sales. A solid 69% sales ratio, a true seller’s market!

This time last year we saw dollar volume of sales in March & April between $37,000,000 and $38,000,000 this year March sales volume totaled $18,044,800. – For now, I’ll blame the terrible weather and snow in March! As the weather and market pick up I predict a very busy May, June, and July.
