As part of our Home Selling Information Series, we thought we’d put together some staging tips to help you sell your home.
1. Depersonalize
When buyers come to look at your house, they want to be able to envision themselves living in it. Having tons of family photos lining your walls, your kids’ art on the fridge and a bedroom painted your favourite colour; “neon carrot orange”, get in the way of this vision. Remove all additional quirky decorations and pack up family photos, so they’ll be ready to show in your next home. When it comes to repainting your walls, stick to 3 neutral colours. Stick to one colour when painting a more open floor plan. If you really can’t bear the idea of whites and taupes, try a light green or warm blue for your bedroom.
2. Goodbye Clutter
Start packing before your house goes on the market. Don’t worry, you won’t jinx anything. You can rent storage lockers or even have pods delivered to store items you want to keep but will get in the way of potential buyers, for example, a collection of Russian dolls on your mantel, the stuffed deer head on your wall, stacks of old magazines, personalized mugs etc…
3. Give each room a function
Don’t confuse potential buyers with extra rooms that could have a variety of uses. If your “office” is really just a space to store junk, repurpose it into something that will add value to your home. Create a cozy reading room by adding a comfy chair and stylish lamp. Or, hang fabric on the walls of your den, lay down cheap rubber padding, throw down a couple of pillows and voila, a yoga studio.

4. The power of 3
While staging does require decluttering, keep in mind, accessories can make a room very inviting. To have the most eye pleasing effect, keep your accessories in groups of 3. Do not just line up 3 vases in a row. Imagine a triangle and place one object at each point. Place the largest in the back and smallest in the front.
5. Put your green thumb to work
The front yard is your buyer’s first impression of your home. Keep your yard tidy, porch clean, and have an inviting entranceway; door mat, new door handles, freshly painted door. 6. Get-er-dun
Unfinished DIY projects will scare off potential buyers. So, finish them. Cracked tiles, loose floorboards, even tasks as simple as changing that one burnt out light in your vanity. At the end of the day, it was cost you less to fix these issues than buyers might deduct from the asking price.
7. Set the Table
The dining room can be easily forgotten. While it may be clean, when it’s not being used for a dinner party, a large dining table can look bare and uninviting. Style it with a runner and table settings so visitors can imagine how it will look when they use the space to host their own dinners.
8. Group your Furniture
You may have been told that your room will feel larger with your furniture pushed against the wall, but whoever told you that, was wrong. Reposition your chairs and sofas into cozy conversation groups that float away from the wall. Place each piece so that traffic flow in a room is obvious. This will not only open up your space, making it look larger, but will make it more user-friendly.
