Kitsilano Townhomes followed the typical trend seen in Vancouver – fewer listings and more sales over last year, with a slight decrease in sales compared to last month. Some key points to note: there was an even mix of townhouses and half duplexes that sold, every sale was over $595k, and they all have at least 2 bedrooms. Looking at the Kitsilano townhomes and half duplexes that sold in August, the square footage ranges from 1000 to just over 1800sqft.
Price per sqft increased considerably due to an outlier in the sales (one property with a $1126 price/sqft). The average price jumped as well, though this is justified with 8 of the 15 sales being over $1-million. We’ll keep our eye on the numbers to see if this becomes a trend in the next few months.
The most expensive sale was a newly built 1887sqft Half Duplex at 15th and Arbutus with secured parking – listed for $1.788-million and sold after 3 weeks for $1.755-million. The least expensive sale was a two level 1000sqft renovated townhouse at Twenty on the Park – listed for $668k and sold after 9 days for $660k.
