The Kitsilano townhouse and half duplex market has been strong this month, with good sales numbers amid decreasing inventory. The average price is at $1,157,887 with the median price being $970,000. This market varies quite a bit in it’s available inventory, with different price ranges, types of buildings and sizes. To give you an idea: there were 10 townhouses sales last month averaging $800,000, while the 7 half duplex sales averaged $1.6-million.
Many people ask the difference between a townhouse and a half duplex – well, simply, a townhouse is a unit with it’s own private entrance that’s in a building of 3 or more units, whereas a half duplex is only one of two units. Townhouses can range from a character house in a triplex, to a ground level unit in a condo building, whereas half duplexes always share a typical house lot, and are often bigger than townhouses.
Kitsilano Townhouse and Half Duplex Listings and Sales
One of the least expensive sales was this brand new townhouse unit in a five-plex at West 15th and Burrard. Built by the regarded Formwerks Boutique Properties, this 1 bedroom unit is a garden level townhouse (meaning part of the unit is below grade) but it has high ceilings and good sized windows to bring in lots of light. This unit was originally listed for $465,900 but sold 2 months later for $430,000 (not including GST).
The most expensive half duplex sold in Kitsilano last month was this modern, 2001 sqft unit in Kits Point – only a half block to the beach. Built in 2013, this home has 3 bedrooms and 3.5 bathrooms, large rooms, great entertaining spaces and a rooftop deck. Lots of great amenities with this unit and that’s shown in the price – it was listed for $2,875,000 and sold 6 months later for $2,765,000.
