What’s happening in the Kits Townhouse and Half Duplex Market?
The townhouse and half duplex market in Kitsilano saw some big changes over the previous month, with the average price jumping $200,000 (thanks to nine sales over $1.2-million), and a decrease in the number of sales. These nine sales over $1.2-million were a mix of newer half duplexes (four units were built in 2014) with a few large character townhouses in great (read: North of 4th) locations, and all but two units were above 1200sqft. With some townhouses in Kitsilano starting around $400,000 (for condo units with private, walk up entrances) to brand new half duplexes going for a premium, this market will always be changing.
Recent Kitsilano Townhouse Sales
One of the least expensive townhouse sales in Kitsilano last month was a 991 sqft, 2 bedroom, 2 bathroom unit located in La Sonesta at Alma and West 4th Ave. This two level unit has some upgrades, including new flooring, and comes with parking and storage. Listed for $575,000, it sold 6 days later for $565,000.
One of the most expensive half duplex sales last month was this 3 bedroom, 3.5 bathroom, 1700sqft half duplex. This home is brand new, with modern amenities, a clean, simple design and lots of outdoor space. It was listed for $1,778,000 and sold 8 days later for $1,770,000.
