What’s Happening in the Kits Townhouse Market?
The Kitsilano townhouse and half duplex market had a slow month, which was expected thanks to the holidays. Listings and sales both dropped, though there was a huge increase in price thanks to two expensive sales – both of these sales were 1/2 duplexes on West 15th, going for $1.5-million and $1.6-million. Kitsilano has a number of more affordable townhouses, we just didn’t see any sales in that market over the month.

Recent Kitsilano Townhome or Half Duplex Sales
One of the least expensive townhouse sales was this 2 bedroom, 2 bathroom unit in the 2004 built Pariz at 2432 West 4th Ave (just west of Balsam). This unit has 867 sqtf with windows facing North and South, which offers a good cross breeze and lots of light. The unit has two balconies, one facing West 4th (which can be noisy) and another facing the back of the property, along with separated bedrooms, a good floor plan, parking and storage. The unit was listed for $535,000 and sold 4 days later for $555,000.
One of the most expensive half duplex sales in Kitsilano last month was this 3 bedroom (all upstairs), 2 bathroom, 1844sqft unit on West 15th. This home was built in 2005 with a chef’s kitchen, private deck and garden, 3 fireplaces and even air conditioning. Listed for $1,778,000, this home sold 43 days later for $1,600,000.
