The Kitsilano townhome & half duplex market remained fairly steady last month, with only slight changes in the number of sales and listings. One thing to take note of – look at the difference in prices as compared to last years! Median and Average prices are up 33% and 53% respectively, which translates into a $300k increase. Also interesting is the number of days on market decreased by 50%, ending at 26 days for last month.
Currently, there’s a great variety of Kitsilano townhomes & half duplexes listed for anywhere between $469k and above $2-million. You can assume that the more expensive listings are duplexes, whereas the less expensive townhomes are probably part of a larger strata.
The most expensive sale was a 1/2 Duplex at 2nd and Waterloo. Listed for $1,798,000 and sold 30 days later for full asking price (though it was previously listed for $1,849,000). This is a 3 bed + den, 3 level, 2000 sqft half duplex with multiple decks and even mountain views from the top floor.
The least expensive sale was a townhouse at W 2nd and Stephens. Listed for $779,000 and sold for $777,000 only 11 days later. It’s a 2 level, 2 bedroom, 1230 sqft, 33 year old townhouse with some updates to the kitchen and bathroom (though the exterior look isn’t so appealing). Great location near Jericho.
