Kitsilano Townhomes and Half Duplexes

The Kitsilano Townhome and 1/2 Duplex market saw a big decline in the number of units sold over October. Of the sales, 3 were townhomes and 4 were half duplexes, with all of the units located sold South of 4th and only one being a reno project. The units were listed for an average days on market of 23 days, with is down significantly from last year – Buyers know what they want and will buy if they find it. The average and median prices also dropped even amongst a rise in price per sqft, so the units sold last month were smaller than usual, with an average size of 1200 sqft. There are still some good options for sale in this market, with most townhomes and 1/2 duplexes for sale located North of Broadway, with a quarter of them having been built in 2013.


Kitsilano Townhomes and Half Duplexes for Sale

The least expensive Kitsilano townhome sale was a 773 sqft 1 bedroom and den unit located in the ground level of a Heritage Style fourplex off West 12th and Maple. This lovely unit was finished with hardwood floors, refined millwork, radiant heat and a che’fs kitchen. With lots of windows and french doors leading to a large patio, it doesn’t feel like you’re on the ground level. This Kits townhome was listed for $548,000 and sold 2 weeks later for $540,000.

The most expensive Kitsilano 1/2 duplex sale was a 2420 sqft, 4 bedroom, 3.5 bathroom home at West 14th and Burrard. This home has been renovated over the years, but shows as a comfortable modern home. The unit has 2 parking spots and a large private patio to enjoy. This Kitsilano 1/2 Duplex was listed for $1,378,000 and sold 10 days later for $1,360,000.

  10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
  11. Understand that information on this site is deemed to be valid but is not guaranteed. It is the responsibility of the registrants to confirm all information on their own.
