Kitsilano Townhomes and 1/2 Duplexes: Real Estate Update for February 2014

The Kitsilano Townhouse and 1/2 Duplex Market saw same big changes compared to January, but that’s expected given the variation in inventory. There was a significant increase in listings, though half the sales as last month. Note the change in prices: median sales price increased 33% whereas the average sales price decreased 14% showing a majority of sales between $1-million and $1.2-million. The variation in prices is generally due to the differences between townhomes (typically smaller) and 1/2 duplexes (typically bigger and newer). We expect this market to have continued interest as many people prefer homes with their own street-like entrance. However, as developers turn single family lots into multi-family lots, more 1/2 Duplexes and Townhomes are hitting the market giving Buyers more to choose from.



The most expensive 1/2 Duplex Sale was at West 2nd and Stephens. This 1/2 Duplex has almost 1800 sqft with 3 levels and 3 bedrooms. Some features are hardwood floors, 2 fireplaces, California shutters, “Chef’s” kitchen, and a single car garage. There is a large ground floor patio as well as a balcony off the Master Bedroom. This 1/2 Duplex was listed for $1,688,000 and sold 9 days later for $1,650,000.

The least expensive Kitsilano townhome sale was the ground floor unit in a 2012 built Fourplex at West 8th and Yew. This home has 917sqft with 2 bedrooms, 2 bathrooms and 2 patios: one covered North facing patio and one bright South facing patio. This home was listed for $615,000 and sold 5 days later for $610,000.

  10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
