Kitsilano Townhomes and 1/2 Duplexes saw a rise in activity in October. With 9 more sales (that’s a significant 75% increase over September), the market had a lot of interest. With the same number of listings above and below $1-million, Buyers tended towards the listings under $1-million as shown by an average price of $937k and a median price of $930k. About 5 of the listings would need a big renovation, which is also a factor in the decreasing prices. The townhome market is consistently strong in Kitsilano as a stepping pad for those looking for more space and a house-like feel on the Westside.
The least expensive sale was a townhouse in a fourplex at 1825 W 13th. The 1143 sqft home has 2 bedrooms, 2 full bathrooms and some renovations, though more renos would be needed to modernize the space. The homes was listed for $569,000 and sold 59 days later for $560,000.
The most expensive sale was front 1/2 duplex at 2036 Whyte Ave in Kits Point. The 1529 sqft unit was completely renovated in 2009, and has 3 bedrooms, 2.5 bathrooms, 3 levels, a single garage, 3 fireplaces, 600sqft of crawlspace (not included in the total sqft) and professional landscaping. The home was listed for $1,550,000 and sold for $1,495,000 9 days later.
