The Kitsilano Townhome and Half Duplex market didn’t experience the high increase in sales that other markets did. Sales were steady over last month but we saw a huge decrease a 15% decrease in average and median price – more to do with the price point of units that sold rather than an overall drop in price, though townhouse prices have been steady while duplexes are seeing slight decreases. The average price per sqft is at $691, while average and median prices are in the mid-$800,000’s.

One of the least expensive townhome sales last month was a 1084 sqft 2 bedroom home at 6th and Cypress in Heritage on Cypress. This 2 level unit had been updated with new floors, kitchen, bathrooms and finishings. The unit came with parking and storage. Interestingly, this unit was slightly underpriced because the building will need some major work done in the next few years meaning the new owners will need to put aside some extra funds for any potential special assessments. This home was listed for $529,000 and sold 39 days later for $510,000.
One of the most expensive half duplex sales in Kitsilano last month was a 3 bedroom, 2 bathroom, 1950 sqft home in Kits Point. This home has unobstructed ocean and mountain views and is only a block to the beach. The home was extensively renovated and includes multiple levels of outdoor space. It’s a really unique home – a 1980’s built half duplex with an interesting layout and lots of skylights. The home was list for $1,699,900 and sold 10 days later for $1,650,000.
