The townhome and half duplex market in Kitsilano saw a large increase in inventory and average prices, amidst typical sales numbers. With so few sales in the market, any outlier can affect the sales numbers and that’s what happened here. The significant increase in average and median price is indicative of higher end sales rather than increasing prices, as evident by the June 2013 sales numbers (and my look through the properties that sold on MLS). The duplexes drive the upper end of this market, but the interest in this market will remain steady thanks to the interest from both down-sizers and up-sizers.

The home is two levels, with the bedrooms and bathrooms upstairs. The home could some some renovations to modernize and brighten the space. Originally listed for $625,000, this home sold for $617,500 only 7 days later.

One of the most expensive half duplex sales was this beautiful heritage style half duplex sitting North of 4th near Kits Beach. This 1800 sqft home has 3 levels, 3 bedrooms and 2.5 bathrooms, with a large ground floor, south facing deck. The home has incredible details and nice finishings throughout. The home was listed for $1,738,000 and sold 59 days later for $1,657,000.
