The Kitsilano townhome and half duplex market is going strong right now. Sales have been steady the last few months, and they’re on par with last year. Average price goes up and down in this market, which has more to do with the type of product that is selling – townhomes can range from $400k and up, whereas duplexes are often $1-million and up. This past month, 4 townhomes were sold under the $600k mark, which means they’re often units in regular condo buildings with street level entrances, and 7 half duplexes were sold over the $1.2-million mark, which is pretty standard for a half duplex in Kitsilano. The most expensive duplex sale was this 2 bedroom, 3 bathroom, 2285 sqft home on West 14th. This home has elegant design features, skylights, a south facing private patio, and large rooms. The home has 2 bedrooms and den upstairs, the living space on the main, and a rec room and laundry room below. The home comes with a 2 car garage. It was listed for $2,068,000 and sold 12 days later for $2,046,000.
