There were 5 sales under $1.6million last month (ranging between renovated houses and those that need major upgrades) as well as only 2 higher end sales bringing up the average: a 2009-built that sold for $2-million and a home with great build potential near Point Grey Rd that sold for $3.5-million. The least expensive house sold last month in Kitsilano was a property on West 10th that was a former grow-op. It’s almost impossible to get any proper financing for a former grow-op property and thus the property needs to be a cash purchase. Unless the house is torn down, it’ll carry this red flag with it, limiting it’s value in the future.

The house is smaller than possible on the lot size, which is what lead to a less expensive price. It’s been extensively renovated with lots of great upgrades. Listed for $1,488,000, this house sold 5 days later for $1,525,000.
The most expensive house sold in Kitsilano last month was this older house sitting at the corner of Point Grey Rd and Alma St. This 2593sqft home can definitely be lived in, but could be larger if re-built. The location is amazing, and the views are stunning. This home was listed for $3.6-million and sold 17 days later for $3.5-million.
