The Kitsilano House Market performed well in January. There was a slight increase in listings but almost double the sales. There were quite a few lower priced homes for sale (in Kitsilano this equates to under $1.7-million). This included smaller character homes (around 2000sqft) that need a complete overhaul, and other character homes which would need quite a bit of work over the next few years (think roof, electrical, exterior, etc). Kitsilano Character Homes always have a lot of interest – the unique details and classic floor plans make for wonderful homes. Not surprisingly, the two highest priced sales were homes built in the last 2 years with all the high end features people are looking for in new homes.

The most expensive House Sale in Kitsilano last month was a home at 15th and Balsam. This 2012 built home sits on a wide 50′ x 125′ lot with 4374sqft of interior living space. The home has 6 bedrooms, 6 full bathrooms, 1 powder room, 3 car garage, air conditioning, hardwood floors, theatre room, lots of luxurious details and an open floor plan. The home was listed for $3,588,000 and sold 78 days later for $3,450,000.
The least expensive Kitsilano House sale last month was at West 11th and Alma. This early 1900’s built Character House sits on a standard 33′ x 122′ lot and has just over 2000sqft of living space. Though this home had some updates in the last few years, it will need major work on it’s major components (or a complete overhaul) in the next few years. It was listed for $1,488,000 and sold 11 days later for $1,450,000.
