This Kitsilano house, 2261 Waterloo St, came up for sale early this week. It’s sitting on a smaller than average 41′ x 55′ lot (most lots are 33′ x 120′) which is mostly notable in the size of the yard and the lack of any garage or parking stall. The house is zoned RS-7 so there is still some opportunity to add square footage to the house, specifically in adding another floor. The basement can be suited if a kitchen was installed (thanks to a private entrance), however due to the low ceiling height (7feet) and a few other reasons, it wouldn’t be authorized by the city (most basement suites in kits are unauthorized).

The entire house was basically gutted in 2006, with updates to a few other components in the past few years, so the house should be in good shape for a few years to come.
