The Kitsilano Detached Market has remained fairly steady over the past month, with the same number of listings and sales, and a slight decrease in average price. The price of an entry level home in Kitsilano is still below $1.8-million, with tear downs generally under $1.4-million. Kitsilano will always be a desirable detached market, though we’ll start to see a few more half duplexes hit the market in the place of detached homes. As always, a well maintained, and updated character home is always desired in Kits.

One of the most expensive house sales in Kitsilano last month was a 1912 Character House with lots of great character elements. Located at Alma and West 1st, the home was substantially renovated in 1994, so it’s sound mechanically, but could use some modern updates. The house sits on a 60×66′ lot and has a legal suite. Listed for $2,498,000, it was sold 5 days later for $2,580,000.
The least expensive house sold last month was a 1918 built home. Sitting on a 33×87′ lot at Stephens and West 13th, this home is either a tear down property or will need a complete renovation, which is reflected in the price. Listed for $1,195,000, it sold 59 days later for $1,150,000.
