The Kitsilano Detached House Market was surprising this past month with 10 sales – that’s double the number of sales over November – when we expected December to be slow. These sales were across a variety of price points, with the lowest at $1.33-million (a reno candidate) and the highest at $3.5-million (4 unit home). The average and median sales price also evened out to just under $2-million. This is just another sign that the Kitsilano Market stays strong even with the high demand in East Vancouver right now.

Listed for $1,398,000, it sold 10 days later for $1,550,000.
One of the most expensive Kitsilano detached houses sold in December was this brand new home on West 15th and Waterloo. This 2800sqft home sits on a standard 33’x122′ lot and offers 5 bedrooms and 4.5 bathrooms. This home was built with a modern style and high end features. The top floor offers mountain views as a bonus. Because this home was brand new, the developer was willing to offer customization for the new Buyer. It was listed for $2,988,000 and sold a month and a half later for $2,650,000.
