Kitsilano showed a healthy October condo market. Listings and Sales were consistent over the previous month, with slight differences in prices. The median price increased from $430k to $450k thanks to a more expensive sales over last month, while the average price increased to $525k thanks to a few high end condo sales (over $600,000). These more expensive sale prices are thanks to more 2 bedroom units being sold this past month compared to the one before (September saw 11 two bedrooms condo sales, whilst October saw 19 two bedroom condo sales). With a slight decrease in days on market, last months Buyers were eager to close deals. Notice the change from 2012 – though there is less inventory, the market has improved for both Buyers and Sellers.


The least expensive condo sale in Kitsilano was at Augustine Gardens at 2020 West 8th Ave. This 645 sqft condo has 1 bedroom, 1 bathroom, a gas fireplace and 1 parking spot. The unit is in original condition though it shows well. Was was noted that the building will be undergoing some remediation work (such as a possible rain screen or roof replacement) which will increase the value of the building, though the new owner will have to live through the construction phase. Pets and rentals are allowed. It was listed for $289,000 and sold 115 days later for $270,000.

One of the most expensive Kitsilano condo sales in October was in the New Yorker in Arbutus Walk. This 1018 sqft unit has 2 bedroom, 2 full bathrooms, 2 balcony’s (facing east and west), lots of windows overlooking trees and green space, stainless steel appliances, and some flex space for extra storage or a small den. The unit comes with 1 parking spot, and the building allows rentals and 2 pets. It was listed for $699,000 and sold 2 days later for $695,000.

  1. acknowledge and understand that the Terms of Use do not create an agency relationship and do not impose a financial obligation on the Registrant or create any representation agreement between the Registrant and the Participant;

  9. must provide a valid email address. The Registrant may be permitted to access the VOW only after the Participant has verified that the email address provided is valid the Registrant's agreement to the VOW's Terms of Use is confirmed.
  10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
