The Kitsilano Detached House Market is similar to the Townhome and Half Duplex market in that we’re seeing similar numbers of listings and sales to last year (whereas almost every other market in Vancouver saw better numbers). There were only 4 sales in December, with an average price slightly down to just over $2-million, and the median up to $2.23-million. Days on market is a high 143 days, thanks to one listing which took over a year to sell.

It’s a 2 bedroom, 1 bathroom, 1500sqft home sitting on a smaller 40′ x 67′ lot. The home needs some renos, but could be rented out until the Buyer decides to go ahead with a build. Listed for $1,150,000, it sold 38 days later for $1,155,000.
One of the most expensive Kitsilano Detached Home Sales last month was a very cool historic “mansion” renovated to suit today’s lifestyle. This 6 bedroom, 4.5 bathroom home sits on a large 50′ x 120′ lot and has over 3600sqft of interior space. The home comes with a detached double garage and has a legal suite in the basement. Listed for $3,345,000, it sold 466 days later for $2,500,000.
