Kitsilano has a lot of different options when it comes to housing – from 1 bedroom condos in old or new buildings to newer townhouse units to half duplexes and houses. Location can make a big different as well – North or South of Broadway, close to Alma, or closer to Burrard, in Arbutus Walk or close to the action on West 4th?
We have a lot of clients who are looking for townhouse units, and for good reason. Having your own private front door (without having to use an elevator or common building hallways) is great for people with pets or strollers. It gives the feel of a house without the price tag, and they often have multiple levels which gives a nice separation in the unit.
Below are two Kitsilano townhouses for sale that are similar in size and price, but with some interesting differences. Want to know our take? Take a look below:
Kitsilano Townhouse: 2405 West 5th Ave
|Living Area||1150 sq.ft.|
|Bathrooms||1 full, 1 half|
This Kitsilano townhouse is in a great location – at West 5th and Balsam, only a block to the Safeway and Whole foods, a few blocks down to the beach and in the middle of the action on West 4th Ave, but still removed from the noise. One of the best parts about this townhouse? It was rainscreened only 6 years ago so you’re getting a new exterior, windows, balconies and roof without paying for it or living through the work (the Seller paid $85,000 for this rainscreen!). The unit was built in 1981 so it will have some nice character elements and a more classic floor plan.
Though this unit has the same amount of square footage at the other home in this post, this home has 3 bedrooms over 2 levels – the kicker? Only 1.5 baths which isn’t ideal, but it can still work. There is a large ground level patio off the living room, the Master bedroom has it’s own outdoor space, and there is also a 300sqft roof top patio with some great views of the city and mountains.
Realtors Remarks: This fabulous 3 bedroom Kits townhome comes in a RAINSCREENED building and is waiting for you!! Once you step in to this home you’ll notice the beautiful cherry hardwood floors that lead you through to a custom kitchen with shaker style cabinets, granite counters, stainless steel appliances, tumbled stone backsplash and a gas range. The bright living room has a cozy fireplace with a trendy stone mantle, vaulted ceilings and glass doors that lead to your private south facing garden patio. Upstairs feature a spacious master with vaulted ceilings and its own deck, two more good size bedrooms and a updated bathroom with a soaker tub and skylight. Rounding off the top level is a 300 sq ft roof top deck.
Listed for $799,000 – this is the first time the home has been on the market since 2005.

Kitsilano Townhouse: #11 2780 Alma St.
|Living Area||1145 sq.ft.|
Twenty on the Park is a nice townhouse complex at Alma and West 12th in Kitsilano, near Point Grey. Built in 2004, these 20 townhouse units all enter through a secure courtyard. This unit in particular has 1145sqft over 2 levels, with mountain views from the top level and a small balcony. The unit also comes with 1 parking spot and 1 storage locker, with extra street parking available nearby.
The location is fantastic – across the street from Almond Park and not far from the amenities on West Broadway and on West 10th (in Point Grey). Take Alma north and you’ll hit Jericho Beach!
